While Playa del Carmen Real Estate has been home to a significant international community for a few years now, Tulum Real Estate has just recently begun receiving an increasing amount of international attention. Tulum MLS listings will display a wide range of possibilities, including condos and homes, but more than anything, there are many land options available for property buyer wishing to build in a budding international community. The international focus on the Tulum and Playa del Carmen area has recently been reflected in a recent visit from journalists from England and Poland, who visited the area’s main attractions.

From England, there were representatives from the publications such as “Khaleej Times,” “International Life” and “Wanderlust Magazine,” while Poland’s reporters represented “Mice Poland,” and “Event Map.” “Khaleej Times” is the largest newspaper in the United Arab Emirates also circulating in England, and has a travel section published weekly. The profile of its readers is an international, highly educated public, with a strong interest in travel. “International Life” has a focus on luxury, with an annual income of 70 thousand pounds.
The reporters of these publications focused their visit on spas, parks, eco-tourism, as well as the restaurants and food. Among the sites visited by the British journalists were Xplor, Rio Secreto, Xel-Ha Mayan Encounter tour, which includes a visit to the archaeological site and community of Coba. They also participated in a snorkeling tour in Akumal, a walk down the famous Fifth Avenue in Playa del Carmen, and dinner in a restaurant Maroma Paradise, and the restaurant Negrosal. The host hotel visitors were the Aventura Spa Palace, and In Fashion Boutique Hotel.

From England representatives of the publication “Wanderlust Magazine” also visited the Tulum and Playa del Carmen area. The magazine is aimed at independent travelers, and enjoys a strong reputation in the UK. It has over 100 thousand readers in more than 112 countries. Wanderlust Magazine organizes a photo contest for its readers, and this year Mexico participated as the “Destination for 2009;” the winning couple visited Tulum and Playa del Carmen area as a place characterized by its concern for the preservation of natural resources and natural beauty.
Wanderlust Magazine’s journalists were in the park Xel-Ha, Xplor, and Xcaret, and paid special attention to Tulum, visiting the archeological site in Tulum, Mayan Encounter tour conducted by Alltournative, and the attractions of Punta Venado. They also got to know the “Shambala Petit Hotel,” located in Tulum. In Playa del Carmen, they went for a wallk down Fifth Avenue, and visited the seventh annual Jazz Festival.

The municipal Director of Economic Development, Carlos Jasso said that the government is already in communication with banking institutions to discuss opening more banks as well as offering more ATMs from a larger variety of banks. For North Americans who take the step and purchase real estate to become full or part time residents of Tulum, more banks means less waiting time, and it also means more convenience in not having to go out of town to find a specific bank institution. While most residents begin dealing through Mexican banks after they move here, many of the country’s institutions are tied to international institutions, offering certain services at lower prices and make transactions with your bank back home smoother, less expensive and easier.
Another important factor for a real estate purchase is the security of the area. As mentioned above, Tulum is a small town and offers a high level of safety and peace of mind for non-Mexican residents. Si al Aeropuerto de la Riviera Maya
NUEVA YORK — El secretario de Comunicaciones y Transportes (SCT), Juan Francisco Molinar Horcasitas, espera captar del capital privado internacional el doble de los recursos asignados por el Congreso en el Presupuesto de Egresos 2010 para inversión en infraestructura, monto que ascendió a 50,000 millones de pesos (mdp).
El funcionario dijo que en 2010 se invertirán 61,405 mdp en alrededor de 17 carreteras y 12 libramientos, entre los que están los últimos tramos del Arco Norte que rodea a la ciudad de México.
También anunció que ya se prepara el proyecto Arco Sur, que recorrerá La Venta-Topilejo-Chalco (Estado de México) y que de ahí se conectará con San Martín Texmelucan y Puebla, con una inversión estimada en 1,926 millones de dólares (mdd).
“La inversión actual en infraestructura es más del doble de lo que se gastó de 1995 a 1997 y 18.1% más que en el periodo 2001-2003″, dijo el funcionario durante su presentación en la “Mexico Infrastructure Conference. Portfolio of Infrastrucuture Projects to 2010″, organizada por Banobras en Nueva York.
En el evento hubo una audiencia de aproximadamente 250 personas, integrada por analistas financieros, inversionistas estadounidenses y empresarios mexicanos de la industria de la construcción y el financiamiento.
El aeropuerto de la Riviera Maya, que estará en el nuevo municipio de Tulum, se licitara “muy pronto”, en el próximo mes, e implicará recursos privados por aproximadamente 300 mdd, para atender una demanda de 3 millones de pasajeros al año.
Ante el interés de los inversionistas por el puerto de Punta Colonet, Horcasitas mencionó que por el cambio de condiciones internacionales el proyecto se está replanteando, “sin presiones por el crecimiento de la demanda a futuro”.
Pero aclaró que lejos de que esto signifique que la obra está muerta se han sumado nuevos actores interesados, como fondos de Emiratos Árabes, y fondos de inversión asiáticos.
Molinar planteó cinco estrategias para atraer capital privado y extranjero: reducir el tamaño de los proyectos; mejorar la combinación de recursos públicos y privados para disminuir el riesgo; obtener garantías de financiamiento de Banobras y Fonadin; tomar directamente algunos proyectos y luego licitarlos; así como reestructurar ciertas concesiones para permitir el desarrollo de nueva infraestructura.
Por último, dijo que ya está en manos del Congreso la nueva ley de participaciones público privadas y que esperan que el Congreso la apruebe, pues el nuevo ordenamiento, entre otras cosas, permite a los privados proponer estudios y proyectos de infraestructura, así como la asignación directa o la renegociación de condiciones de una licitación. Esto ha tenido una buena acogida por parte de los legisladores, citó.

NORTH AMERICANS INVADE MEXICAN MORTGAGE MARKET

The mortgage market for Americans and Canadians buying in Mexico is continuing to grow despite the setbacks of the recession, according to finance brokers and lenders in the country.
“We’re getting a lot more enquiries from US and Canadian buyers,” said Enrique Saldana of Advanced Mortgages. “There was a boom for a while in 2008 and then the problems with the economy hit. But now we’re getting more calls from realtors and developers whose business is starting to pick up.”
Mexico’s largest financial institution, BBVA Bancomer, reported its foreign home-loan lending was expected to reach $150 million this year. “We think the market is very big and we are betting on growth,” Isidoro Sanchez, director of mortgage business development at BBVA Bancomer, told the Wall Street Journal. “At least for us, cross-border mortgages have grown.”
Buyer attitudes
The recession hasn’t changed buyers’ attitudes towards Mexican mortgages, said Saldana. “Mexico hasn’t been as affected by the mortgage crisis so people have more confidence in the market. We did have a sub-prime market but credit criteria are tighter. While a good credit score in the US is around 620, in Mexico it has to be at least 680 to get a mortgage.”
Around 40% of Canadian buyers in Mexico now use mortgages, according to Saldana, with the rest paying with savings or by releasing equity from their primary residence. “But a lot of people like to have their financial guarantees against the house in Mexico not against their main home,” he said. The credit crunch has also led banks in the US to restrict the amount of equity-release lending they offer, forcing buyers to look for alternative finance options.
European withdrawal
Advanced Mortgages is predicting that the North American market will grow in 2010, but European lenders are showing little interest in re-entering the Mexican mortgage sector. “Deutsche Bank was serving British customers but they pulled out of the market about a year ago,” said Saldana. “We also had lenders for clients in France, Holland and Italy but there is nothing for the European market right now, except for through developers who have partnered with Spanish banks.”
