Mak Nuk Village is a private walled complex surrounded by the caribbean jungle located in the new master planned development Heart of Tulum in the town of Tulum, Mexico, just minutes from the town center and 5 minutes from Tulum’s famous clothing optional beaches. Extensive landscaping and tropical gardens make you feel as if you are in one of the local cenotes. The center piece of the complex is the natural free form pool. With Mak Nuk Village Condo Hotel, a buyer makes a fee-simple purchase of a deeded condominium. When not occupying the unit, the owner may make the condo hotel unit available to guests at the hotel through our rental management program. The rental revenues generated through the program is shared between the unit owners and the developer/managing partner. This arrangement provides a host of tangible benefits for the condominium owner, including a deed to a physical unit, access to all condominium amenities, hassle-free ownership with rental and maintenance management being the responsibility of the developer/managing partner.

Tulum City has a population of 50,000 and is located in the Yucatán peninsula in southeastern México’s state of Quintana Roo and bordering the Sian Ka’an Biosphere Reserve, it is found 90 miles south of Cancún. A new International Airport is under construction 15 miles northwest of the town, with completion in 2010. This airport will provide service to the major US hubs servicing the southern Mayan Riveria relieving the congestion at Cancun International. (google earth 20 20.50′ n, 87 30.40′ w). Tulúm is divided in three distinct areas, the beach zone, a small town and a splendid archaeological site.

Mak Nuk Village is being built in the new master planned Heart of Tulum urban development plan, adjacent to the Aldea Zama development. Aldea Zama is being developed on 74 hectres (183 acres) and will consist of 532 single family homes, 1023 Villa’s, 508 condominium’s, all surrounding the new town center with numerous spas, restaurants, and cafes along a tree lined pedestrian promenade within walking distance to the beaches and a planned golf course designed by Jack Nicklaus, minutes from Mak Nuk Village.

Including a new international airport under construction and scheduled to open in late 2010.

The development of Heart of Tulum and the surrounding area is supported by local, state, and federal government agencies and they created its own municipality to control its destiny. Tulum has developed a Plan Director de Desarollo or PDDU, to manage growth in the area over the next 20 years within the parameters of construction, densities, vegetation control, ecological and archeological impact. The Mak Nuk Village master plan was developed within this criteria and we received our Licencia de USO de Suelo from the planning/zoning board in January of this year (2009).

  1. The article states that the Tulum airport is under construction and scheduled to open in late 2010. This is incorrect as the bidding process to build it is still in progress. Most likely this airport will not open till 2011 or 2012.
